ECO Window Systems Window Installation: The San Francisco Owner’s Guide
ECO Window Systems window installation in San Francisco typically runs $85 – $210 per window for labor, with full replacement of the sash or glass adding $340 – $780 installed depending on size and glass package. Most ECO parts we replace are done in a single visit because we keep common balances, latches, and weatherstripping on the truck. The usual discovery goes like this: a window that used to glide now sticks halfway up, or a latch no longer seats, or a draft you can feel with your palm shows up along the sash edge.
We’re an independent San Francisco window installation contractor, not a branch of ECO Window Systems. That matters because it means we’ll tell you honestly whether a part is worth replacing or whether the whole sash is past saving.
Which ECO Window Systems Models This Applies To
ECO Window Systems builds a handful of vinyl and aluminum series sold mostly through California dealers, and the parts vary between them more than people expect. The E-Series casement and awning windows use a different hinge and lock set than the horizontal sliders, and the fixed picture windows share almost no hardware with either. If you have the original window label, look for the series code printed under the glass or along the top edge of the sash. If the label is gone, measure the visible glass width and the sash height and we can almost always match it from those two numbers.
One compatibility detail that trips up San Francisco homeowners: ECO’s pre-2016 balance springs are not interchangeable with the current block-and-tackle setup, even when the window looks identical from the outside. Ordering by year matters. We spec OEM parts when they’re still available, but for balances, cam locks, and crank mechanisms the aftermarket equivalents from Truth and Amesbury are often the same part in different packaging at 30 – 40 percent less. We’ll quote both and let you choose.
Signs Your ECO Window Systems Window Installation Is Failing
- The sash drops or won’t stay open. The balance system has lost tension, usually a broken coil or a worn block-and-tackle. This is the most common ECO failure we see in San Francisco, and it worsens fast once it starts.
- You feel a draft even when the window is locked. The weatherstripping has compressed or pulled away from the frame channel. On bay-facing windows in neighborhoods like the Sunset or Richmond, years of salt air accelerate this.
- The crank turns but the window barely moves. The operator gears are stripped, or the arm linkage is bent. Forcing it further usually destroys the operator entirely.
- Condensation between the glass panes. The seal has failed and the argon or krypton fill is gone. No repair fixes this; the insulated glass unit gets replaced.
- The lock engages but the sash still wiggles. The keeper or cam is worn, or the sash has shifted out of square. Ignoring it invites water and air past the seal.
Replacement Cost & What’s Included
Here is what ECO Window Systems window installation parts and labor cost across San Francisco right now:
- Balance or spring replacement: $85 – $140 per window installed
- Lock, keeper, or latch replacement: $65 – $115 per hardware set
- Crank operator and hinge set: $180 – $310 per window
- Insulated glass unit replacement: $340 – $780 per sash depending on size and low-E coating
- Full sash replacement: $420 – $850 installed
Every quote is a written line-item price before any work starts, and that number does not move at the door. The labor carries our 365-Day Done Right Promise: if the repair fails within a year, we return and fix it at no charge, no fine print. Elliot Vance still walks every San Francisco job at completion because the gap you find on the final walk beats the one you find through a January windstorm.
DIY or Call Us?
Some things you can safely do yourself: tighten a loose keeper screw, clean the track, apply a dry silicone lubricant to a sticking sash. Those are maintenance, not repair. Where DIY goes wrong is balances and pivot bars. The spring tension inside a balance system is real, and a face-level jam on a double-hung is a genuine injury risk, not a scare tactic. Same goes for pulling a large sash out of a second-story frame without the right support.
If the part is visibly broken, if the window is fogged between panes, or if the sash won’t stay up, call (831) 273-7126. We’ll quote the work over the phone and schedule it when it works for you.
FAQs
Balances and weatherstripping typically last 8 – 12 years in San Francisco’s coastal air, but windows on the west side of buildings facing the ocean often need weatherseal replacement at year six or seven. Hardware like locks and cranks usually lasts longer unless forced past a jam. Our written estimate includes our assessment of the remaining life in your hardware.
Sometimes. A sticking sash with intact balances can often be cleaned and lubricated. But cracked glass, failed seals, broken springs, and stripped operators get replaced, not patched. We’ll tell you which camp your window falls into before ordering anything. Call (831) 273-7126 for our assessment.
Most single-part repairs like balances, locks, and crank operators take 45 – 90 minutes once our tech is on site. Insulated glass replacements take longer because the unit is custom-ordered to your measurements, usually a one-to-two-week lead time in San Francisco. We give you the timeline in writing with the price.
We carry common balances, cam locks, keepers, and weatherstripping for ECO’s current series at all times. Specialty hardware, custom glass, and pre-2016 balances are ordered to spec. We also install and service PGT, CGI, CWS, ES Windows, Mr-Glass, Therma-Tru, and ViewLux products for owners with mixed window fleets.
