Therma-Tru Window Installation: The San Francisco Owner’s Guide
We stock Therma-Tru-compatible window installation parts and complete full replacements across San Francisco, with most single-unit Therma-Tru installations running $800 to $1,600 installed depending on the model, size, and frame condition. We carry the common Therma-Tru replacement components on our trucks, so many jobs are done the same day we arrive. You’re reading this because a Therma-Tru window you bought or inherited has a failing part – a fogged insulated glass unit, a rotted frame member, broken hardware, or a sash that no longer seals – and you want it matched to your exact model and priced before anyone touches the wall.
Which Therma-Tru Models This Applies To
Therma-Tru makes several window lines, and the replacement path depends on which one you have. Their TruScreen and TruWindow series are the most common we see in San Francisco homes, but we also run into their older fiberglass-frame units from the mid-2000s and newer Signature Series models. Here’s the compatibility gotcha most owners don’t know until something breaks: Therma-Tru fiberglass frames have different wall thicknesses depending on the year, and the sash balance hardware changed between 2012 and 2014. A replacement balance for a pre-2012 frame will not seat correctly in a post-2014 opening, even if the visible dimensions match. Look for the white Therma-Tru label on the inside of the top or side jamb. If it’s faded or painted over, we measure frame depth and sash channel width and match from there.
On the OEM-versus-aftermarket question: for seals, weatherstripping, and balances, quality aftermarket parts from reputable suppliers perform as well as OEM and cost noticeably less. For insulated glass units, we recommend OEM or certified-match glass – the Low-E coating specs and spacer widths vary enough that a generic replacement can change the window’s appearance and thermal performance. Our portfolio also includes PGT, CGI, and CWS, so if the right fix for your opening is a full-frame replacement rather than a part swap, we’ll quote that honestly. Meridian Windows and Doors is an independent service provider; we are not a Therma-Tru corporate entity or factory outlet.
Signs Your Therma-Tru Window Installation Is Failing
- Fogging or moisture between the panes. The insulated glass unit seal has failed. In San Francisco’s fog-driven humidity, a broken seal draws moisture into the air gap, and once it’s inside the unit, the glass has to be replaced – it can’t be cleaned.
- Drafts around the sash edges on windy days. The weatherstripping has compressed or torn. This is the cheapest fix in most Therma-Tru units – a $20 to $40 part – but it’s also the one most owners ignore until their heating bill climbs.
- Sash won’t stay up or drops hard when closing. The balance system has failed. If the window is pre-2014, this is the compatibility issue mentioned above, and an incorrect replacement will jam within weeks.
- Visible rot or softness in the lower frame corners. Even fiberglass-clad Therma-Tru windows have wood interior frames on some older models. San Francisco’s wet winters find the weakest caulk line and go to work. A soft corner means the frame needs repair or replacement before the glass unit goes back in.
- Hardware is loose, stripped, or missing. Latch and lock sets wear out on heavily used windows. The parts are cheap and replacing them is fast, but only if the screw holes haven’t been stripped by prior repairs.
Replacement Cost & What’s Included
For a Therma-Tru window installation or part replacement in San Francisco, you can expect to pay:
- Weatherstripping or balance replacement: $180 to $320 installed per window
- Insulated glass unit replacement (dual-pane, Low-E): $350 to $700 per sash, including removal and reseal
- Full sash replacement: $450 to $800 per sash, including new hardware and weatherseal
- Full-frame window replacement: $1,100 to $1,600 per window, including trim, insulation, and exterior sealing
Every price we give goes on paper before work starts, and it does not move at the door. The range depends on sash size, frame material, and access – a third-floor bay window in a Marina District Victorian takes longer to work on than a first-floor unit in the Sunset. All installation work is covered in writing by our 365-Day Done Right Promise; if it fails within the year, we come back at no charge.
DIY or Call Us?
Some things you can check yourself: loose hardware, obvious tears in weatherstripping, and whether the window lock engages properly. But when it comes to pulling a Therma-Tru sash and replacing glass or balance hardware, we’d caution against it. These units are heavy, the balance springs hold tension even when the sash is removed, and a wrong move means a dropped sash, broken glass, or a damaged frame. Elliot Vance has done enough of these to know the difference between a five-minute fix and a job that needs a second set of hands. If you’re unsure, call (831) 273-7126 and describe what you’re seeing – we’ll tell you over the phone whether it’s worth a service visit or something you can handle with a screwdriver.
FAQs
A properly installed Therma-Tru window in San Francisco typically lasts 20 to 30 years for the frame and 15 to 20 years for the insulated glass unit. The marine layer and high humidity mean seals fail faster here than in dry inland climates.
A failed glass unit cannot be repaired – the desiccant inside the spacer is saturated and the seal is gone. The glass needs to be replaced as a unit. Call (831) 273-7126 for an exact quote on your sash size; estimates are free.
Most single-window part replacements – balances, weatherstripping, hardware – take 45 minutes to 2 hours on site. Glass unit replacements usually run 2 to 3 hours including sealant cure time.
We stock common Therma-Tru balancers, weatherseal kits, and lock sets on our trucks. Glass units and full sashes are ordered to your measurements and typically arrive within 3 to 7 business days. Call (831) 273-7126 and we’ll check availability for your model while you’re on the line.
