ES Windows Window Replacement: The San Francisco Owner’s Guide
If you have an ES Windows window that’s fogged, cracked, or not sealing right, we stock ES Windows-compatible replacement sashes and insulated glass units and can install them across San Francisco. Most ES Windows window replacement jobs run $450 to $1,150 per window installed, depending on size, glass package, and whether the frame itself is still sound. Here’s the picture we see most often: a homeowner notices condensation trapped between the panes about six or seven years in, or a sash that used to glide now catches and needs a hip-check to close. The glass seal has failed or the balance mechanism is worn. It’s a known failure point, and it’s a fix we handle regularly.
Which ES Windows Models This Applies To
ES Windows builds aluminum-frame window systems, and the replacement path depends on which series you have. The two lines we field the most calls about are the ES 600 Series (their workhorse residential line, single-hung and horizontal slider configurations) and the ES 700 Series (heavier commercial-grade frame, common in live-work lofts and condo buildings around SoMa and Mission Bay). Both use replaceable insulated glass units, which means you don’t have to tear out the whole window when the seal goes. You replace the glass unit or the sash, not the frame, as long as the frame is square and the track isn’t corroded.
One compatibility gotcha worth knowing: ES Windows uses a tapered glazing bead profile on the 600 Series, and if you try to fit a universal bead from another manufacturer, it won’t seat flush. The glass will sit loose and the seal will fail again within a season. We match the bead profile to the series before we order anything. You’ll find the series stamp etched on the inside of the frame near the lock rail, usually a small “ES-600” or “ES-700” marking. Write that down before you call us and we can quote the right part the first time.
On OEM versus aftermarket: ES Windows factory glass is good, but for San Francisco we often recommend an upgraded low-E laminate from a quality domestic fabricator, which is a thin reflective coating on the glass that cuts heat transfer while keeping the view clear. It costs about 15% more than standard OEM replacement glass and cuts through the afternoon glare in neighborhoods like the Sunset and the Richmond. The structural aluminum extrusions we always get from ES Windows directly. Mixing aftermarket frames with factory glass never lines up right.
Signs Your ES Windows Window Replacement Is Failing
- Permanent fog between the panes. The insulated glass unit’s seal has ruptured. In San Francisco’s fog belts, the temperature swing between night damp and afternoon sun puts real stress on those seals. Once moisture is inside the unit, no amount of wiping fixes it, and the glass needs to be replaced.
- The sash drags or binds when you slide it. ES Windows uses a nylon roller assembly on the slider tracks, and after years of San Francisco grit and salt air working into the channel, those rollers flatten or corrode. The result is a window that feels like it’s grinding instead of gliding.
- You can feel a draft even when the window is locked. The weatherstripping on ES Windows aluminum frames compresses over time. On older units we see a lot of this along the meeting rail, where the two sashes overlap. The locking mechanism is fine, but the seal is shot.
- Water stains on the interior stool or drywall under the window. This points to a failed weep system or a glazing bead that’s no longer tight. Water finds the path, and in a city that gets 25 inches of rain a year, the path finds your drywall.
- Condensation on the room-side glass in the morning. This is different from fog between the panes. Room-side condensation means the frame is conducting cold air indoors, and often it’s a sign the thermal break in the aluminum has failed. On ES Windows units from the early 2000s, we see this on west-facing windows in the Avenues.
Replacement Cost & What’s Included
Here’s the straight pricing, because you should know before you pick up the phone.
- Insulated glass unit replacement (seal failure): $450 to $700 per window, installed. Glass, new glazing bead, labor, and disposal included.
- Full sash replacement (warped or damaged sash frame): $600 to $950 per window, installed. New ES Windows-compatible sash, glass package, hardware, and labor.
- Complete window replacement (frame beyond saving): $950 to $1,150 per window, installed. We pull the old frame, install a new ES Windows or comparable unit, and finish the interior and exterior trim.
What drives the range is glass package. A standard clear double-pane unit sits at the low end. A low-E laminated unit with argon fill runs higher, and San Francisco’s Title 24 energy requirements often push you toward the better glass anyway, especially on south-facing walls. Every quote is written down before work starts. That’s not a promise we make lightly, it’s the policy on every single job. And every replacement is covered by our 365-Day Done Right Promise: if the work fails within a year, we come back at no charge. No fine print about labor exclusions.
DIY or Call Us?
If you want to swap the weatherstripping or clean the tracks, that’s fair game. Pop the sash out, vacuum the channel, check the weep holes are clear. That maintenance takes twenty minutes and keeps the rollers healthy. What you should not do is try to replace an insulated glass unit on an ES Windows aluminum frame yourself. The glazing bead is under tension, the glass is heavy and awkward at height, and if the bead slips, you’re looking at a dropped glass unit and a trip to urgent care. Elliot Vance, our owner, learned that lesson early working a Victorian near Alamo Square, where a 100-year-old frame and a modern double-pane unit rarely agree on the first measurement. That’s why he still does his own final walk-through on every job.
If the seal is gone or the sash is binding, call us at (831) 273-7126. We’ll quote the part, confirm the series, and install it right.
FAQs
In San Francisco’s salt-air and fog belt zones, ES Windows insulated glass units typically last 15 to 20 years before the seal fails. Windows facing the ocean in the Outer Sunset or Outer Richmond will run closer to the shorter end. Windows on the east side of the city, out of the direct marine layer, generally hold their seals longer.
No. Once the seal on an insulated glass unit has ruptured and moisture is inside, the glass cannot be cleaned or resealed effectively. The unit gets replaced. The frame, however, usually stays, which keeps the cost down. Call (831) 273-7126 and we’ll tell you which path applies to your window.
Most single-window ES Windows replacements in San Francisco take between 90 minutes and two and a half hours on site. Full frame replacements run a half-day once the new unit is on site. We handle all old-glass disposal, and your space is swept clean before we leave.
We keep the most common ES Windows 600 and 700 Series glazing beads, hardware sets, rollers, and balance assemblies on the truck. Custom-sized insulated glass units are fabricated to order and typically arrive within a week to ten days. We also carry parts for PGT, CGI, and CWS window lines if you have a mixed-manufacturer house.
